ALESSANDRO MAFFEY
DIRECTOR - INVESTMENT

Alessandro is a Director at Rotation. In 2017, he joined
Lafayette RE, a New York-based single family rental
specialist, before moving to Blackstone in London in 2018.
As a member of their acquisitions team, he underwrote and
executed deals with a particular focus on UK and
continental European logistics, office and luxury retail.
Graduating summa cum laude from Bocconi University, he
obtained a Masters in finance from ESADE and a joint
Masters in Business Management from CEMS/ESADE.
Alessandro played water polo in Italy’s second division,
won multiple regattas in Italy and the US, and regularly
participates in triathlons and marathons.

FOUNDER
James has worked on some of the largest and highest
profile mixed-use developments in central London, during
both good and bad market cycles. During 13 years at
Blackstone, he originated, acquired and executed business
plans across multiple sectors, as well as identifying and
seeding some of the largest thematic investment platforms.
Creating Rotation Real Estate is the natural progression for
his 25-year real estate career, combining experience,
problem solving, outside-the-box thinking and
deep-rooted industry relationships to create
an unfettered and differentiated proposition.

RUPERT CROSSLAND
DIRECTOR - ASSET MANAGEMENT
Rupert is Head of Industrial Asset Management at Rotation,
overseeing the strategic management and performance of
the firm’s industrial portfolio. Before joining Rotation,
Rupert was Vice President at Valor Real Estate, where he led
the UK Industrial and Logistics portfolio’s value-add strategy.
He managed over 2 million sq. ft. of assets, driving leasin
initiatives, executing landlord and tenant events, and
overseeing capital expenditure programs to enhance
portfolio value. Rupert holds a Business & Management
degree from Oxford Brookes University and a Master’s in
Real Estate Management from Kingston University.
He is also a member of the Royal Institution
of Chartered Surveyors (RICS).
DANI NAYLOR
OFFICE MANAGER AND GROUP EA

Dani is an Office Manager and Group EA at Rotation.
In 2014 she joined Instinet Europe Ltd as a Junior PA
on the trading floor before moving on to Blackstone
in 2018 as an EA. In Blackstone’s acquisitions team,
Dani provided support to a team of Partners and Analysts
working across the UK market, life sciences,
student accommodation and continental European
logistics. Dani was previously a competitive swimmer but
now you will find her training in CrossFit, practising agility
with her rescue dog or knitting bespoke creations.
ALEX GREENHALGH
ASSOCIATE
Alex is an Associate at Rotation. Before joining the firm Alex co-founded a real estate investment business backed by a family office with a focus on London offices. He previously worked part-time during his MSc for a London-based residential developer and interned at EQT Real Estate working on value-add logistics. Alex was awarded a Double First BA Classical Archaeology and Ancient History from the University of Oxford and an MSc Real Estate with Distinction from Bayes Business School. Before university, Alex played American football for Team GB and represented Team Europe.
